Note: We will require $1,300.00 upfront to prepare a FORM 2 to cover the Prescribed Certificates and the work involved. Any funds not used can be applied to the conveyancing cost or refunded to you.
The Legislation requires that “Prescribed Certificates” are attached to the Form 2 Seller Disclosure. These certificates are searches which are obtained from Authorities. A seller must disclose anything that affects the property and the searches uncover these. Until we are engaged by the seller, we will not know what Certificates are required and their cost, so we cannot quote on the cost of the certificates. However, there are a minimum number of searches that are required in every sale. These cost $450.00. We do not mark up out of pocket expenses.

As a buffer we will require $1,300.00 payable to our trust account before work begins. Any funds not used can be applied to the conveyancing cost or refunded to the seller. Most searches are returned within 1-5 days, but searches that tell us if the property is affected by Council Orders, in some cases, can take up to 10 days. Sellers are strongly advised to order their Form 2 at the same time as they sign the Form 6. Then the contract will be ready when the property goes to market and there will be no delays in having a contract ready for the buyer.
